The 77 sq ft primary bathroom of an 854 sq ft attached ADU in View Ridge, Seattle — a walk-in subway-tile shower, a floating wood vanity under a lit mirror, a glass backsplash and an all-in-one washer-dryer at the end of the room.

The View Ridge ADU was built as a second income: two bedrooms, two baths, a full kitchen and a private entrance in 854 sq ft, attached to the main house. Every square foot had to work, so the primary bathroom also holds the unit’s laundry.
It was built new inside the addition — framed, plumbed and wired with the rest of the ADU, waterproofed, tiled and inspected under the Seattle SDCI permit — and finished to hold up to years of tenants: subway tile, glass, porcelain and matte black.

A floating wood vanity with drawers and doors runs under a long white sink top, a glass-tile backsplash and a lit mirror, with wood cabinets above it for storage. A matte-black faucet and pulls tie it to the rest of the unit.

The walk-in shower is tiled in white subway with a hex-mosaic niche under the window, a hex-mosaic corner bench and floor, and a matte-black valve with a handheld on a slide bar — easy to live with for any tenant.

An all-in-one washer-dryer sits at the end of the primary bath, next to the water heater and behind a frosted-glass door — no separate laundry room, and no shared laundry with the main house. For a rental unit, in-unit laundry is one of the things tenants ask about first.
The bathroom walls framed together with the rest of the new unit, on its own new foundation.
Plumbing, venting and electrical run for the bath, inspected under the Seattle SDCI permit.
Cement board and a waterproofing membrane on every wet wall and on the shower floor.
Floor and wall tile set and grouted, with the niche built into the shower wall.
Floating vanity, quartz top, glass backsplash, fixtures and lighting installed.
Final inspection together with the whole ADU — covered by the 10-year workmanship warranty.
This bathroom came to $27,960 of the $310,000 ADU contract; the second bath was $23,480 and the kitchen $41,870. Here is where the $27,960 went.
